New Tenants & Move-In Procedures

NEW TENANTS

Welcome to Brickell City Tower!

Below you will find important required documentation and information to assist with your transition to your new office ispace:

  • Emergency Tenant Contact Info Sheet – Can be located on the Tenant Forms page. It will need to be filled out and submitted back to Management prior to move-in.
  • Certificates of Insurance
    • Tenant’s Certificate of Insurance must be provided before move-in. Please see sample certificate and requirements outlined in tenant lease.
    • Any vendor contracted for move-in, deliveries or services must meet the building’s enclosed sample insurance requirements.
    • Please advise if there will be a moving company scheduled. They will need to provide COI prior to delivery.
  • Mailbox
    • Key for designated mailbox will be provided along with your suite keys.
    • Mailboxes are located on the 3rd Floor of the Parking Garage.
    • USPS Drop off Box is located in the lobby near the Security Command Center. UPS & FedEx drop boxes are located outside by the loading dock area.
  • Amenity Suite – PASSCODE: 8617#
    • The Amenity Suite is located on the 17th floor of Brickell City Tower Suite #1730. A tenant specific passcode will be provided to gain access to this tenant shared common area..
  • Building Emergency Preparedness Guide – Can be located on the Tenant Forms page.
  • Parking & Access Cards
    • Monthly Parking and/or Access Card Forms – – Can be located on the Tenant Forms page.Forms should be filled out and emailed to our Parking Management Team, SP+ at mrodriguez@spplus.com.
    • Building Access Form is used when interested in solely purchasing a building access card for $25.00. SP+ can clarify Monthly Parking fees which will include access card.
    • Access Card can be used to enter building after hours. Please note the Main lobby entrance does not have an access card reader. Tenants can use ADA ramp located in the Southeast corner of the building to reach rear lobby entrance and enter after hours with access card reader. This door is located between the elevators and JP Morgan Chase Bank on the lobby level.
  • Workspeed Tenant Maintenance Work Order System
    • Tenant will receive a separate email with User login information.

Please complete the below checklist prior to move-in:

  • Emergency Contact Information Form – Submit to Management Office
  • Tenant Certificate of Insurance – Submit to Management Office
  • Register Monthly Parkers with SP+ Parking Management Team
  • Schedule Pick-Up of Keys with Management (Two (2) Suite Keys are included)*

*Additional keys can be requested from Management for $7/key + Tax

MOVING PROCEDURES

Tenants should contact the property management office to coordinate their move at least two weeks in advance. A certificate of insurance is required from the moving company and must be submitted via email for review and approval to Management at bctassistant@banyanstreet.com.

MOVING HOURS AND PROCEDURES

Tenants and their vendors must follow Brickell City Tower’s rules and procedures as it pertains to moving furniture, equipment or supplies in or out of the property. Any movers who do not adhere to the rules will not be allowed to enter the premises or will be required to discontinue the move.

  1. Upon arrival, all parties associated with the move must check in at the loading dock security booth, and must be wearing a company uniform.
  2. The mover must provide and install protective coverings on all vulnerable corners, walls, door facings, elevator cabs, and other areas along the route to be followed during the move. These areas will be inspected for damage after the move.
  3. Never use duct tape on the floors, walls, doorjambs or doors.
  4. Tenants must make arrangements with the Management Office for use of the freight elevator for each move and provide a firm arrival time.
  5. The moving company must schedule a time following the move to arrange to pick up all discarded boxes.
  6. No smoking is allowed inside the building’s loading dock or parking areas by any employee of the moving company.
  7. The moving company must provide a Certificate of Liability Insurance at least two (2) business days prior to the scheduled move.

Move-ins, Move-Outs & Deliveries scheduled weekdays, Monday - Friday, must be scheduled for all other times outside of the high-traffic time frames outlined below:

  • 7:45 AM - 9:30 AM
  • 11:45 AM - 1:30 PM
  • 4:45 PM - 6:15 PM

Move-ins, Move-Outs & Deliveries scheduled over a weekend, Saturday or Sunday, can be arranged at any time.

FOR MINOR MOVING:

  • A memo must be sent out to the management office at least 24 hours before the move, in order to reserve the freight elevator. (Freight elevator is available on a first come first serve basis).
  • The memo must include the time and date of the move (within the times mentioned above), and who is doing the move.
  • If using a moving company, C.O.I. must be provided.

FOR MAJOR MOVING:

  • A memo must be sent to the management office at least 24 hours before the move, in order to reserve the freight elevator.
  • The memo must include the time, date of the move and name of moving company.
  • The management office must obtain a C.O.I. with specific instructions, from the moving company before the move.
  • Any damage caused during a move will be billed to tenant.

MOVE-IN CHECKLIST

  • Schedule Move-In with Management

  • Provide Management with Directory and Signage information Form
  • Provide Management with Certificate of Insurance
  • Provide Management with point of contact for maintenance work order system login set-up
